This allows real estate investors to obtain financing for a new property or to pay off existing debts while awaiting the sale of their former home. However, like all financial options, bridge loans come with their pros and cons such as higher interest rates but low debt service coverage ratios.

Generally, real estate investors who are seeking a bridge loan have two primary options. They can either utilize it as a second mortgage or employ it to settle their existing mortgage while also contributing to the down payment of their new property. When used as a second mortgage, borrowers apply the bridge loan towards the down payment of the new residence until the current home is sold. Alternatively, some opt for a single, substantial loan to pay off the mortgage on their old home and use any leftover funds towards the down payment on their new home. Using it as a second mortgage: Some borrowers use the bridge loan as a second mortgage to put toward the down payment on their new home until they can sell their current home. UsingUsing it to pay off an old mortgage and pay towards down payment: Other borrowers take out one large loan to pay off the mortgage on their old home. They then put the remaining money borrowed toward the down payment on their new home.
